3.  PRODUCT DESCRIPTION

Basic Use: Professional® Water Sealant is a clear, penetrating, breathable waterproofing sealer for use on above grade concrete, brick, block, precast, stone, stucco, wood and other porous building materials which allow penetration of the sealant.

Professional® Water Sealant can effectively seal most porous building materials with one application providing that the strength appropriate to the porosity of the substrate is applied at the manufacturer’s recommended coverage rate. Extremely porous, lightweight CMU may require additional applications.

Professional® Water Sealant may be used on vertical and horizontal surfaces.

Professional® Water Sealant protects both new and existing vertical and horizontal substrates, has excellent stability against ultraviolet rays, salt spray, acid rain, mold and mildew. It also provides long lasting protection.

Professional® Water Sealant is in compliance with EPA, CARB, and Northeast Ozone Transport Commission regulations regarding Volatile Organic Compound (VOC) content for Architectural and Industrial Maintenance Coatings.

Professional® Water Sealant is manufactured in three strengths: The difference between the strengths is limited to varying percentages of silicone rubber by volume.

·        Regular Strength contains 5% solids.

·        Extra Strength contains 8% solids.

·        Super Strength contains 15% solids.

See table 2 for recommendations related to appropriate strength and coverage rates.

Advantages:

  • Easy to apply with low-pressure spray
  • Bridges hair-line cracks
  • Breathable – allows moisture vapor to escape while preventing water penetration

Limitations:

  • Not suitable for extremely dense, polished, glass, plastic, metal, asphalt, painted, below-grade, or horizontal surfaces
  • Substrate must be free from moisture
  • Should not be applied to substrates such as asphalt or polystyrene, which may be affected by solvent

4. TECHNICAL DATA

Surfaces properly treated with Professional® Water Sealant will pass RILEM Test II.4, which simulates wind-driven rains up to 98 mph.

Complete technical service and samples are available from the manufacturer.

5. INSTALLATION

Preparatory Work: Prior to applying the sealant, take precautions to protect building occupants, pedestrians, vehicles, metal, glass, anodized aluminum, foliage, painted, and/or all non-masonry surfaces.  Use polyethylene or other tested material for protecting surfaces that are not to be sealed.  Avoid breathing fumes as with any solvent-based product.  When applying to occupied buildings, cover air intakes and air conditioning vents, which may carry the product or fumes.  Air handling equipment should be shut down throughout the application process and remain covered until surfaces are visibly dry or until odor has dissipated.  Maintain adequate ventilation when working on interior surfaces.

Surface Preparation: Surfaces to be treated must be clean, dry, and free from oil, dirt, grease, efflorescence, form release or any other coating which may inhibit penetration and adhesion of Professional® Water Sealant.  Allow cleaned surfaces to dry completely.  For surfaces that have been power-washed, allow a minimum of 72 hours drying time. Allow a minimum of 48 hours drying time after it has rained. Concrete and masonry should cure for 28 days before application.  Caulking should be completed and cured prior to application. Damaged mortar joints should be re-pointed prior to sealant application. Extremely dense concrete surfaces should be prepared using soda, sand, or shot blasting to facilitate penetration.

Surface & Air Temperatures: Product application must not be initiated during inclement weather, when precipitation appears imminent, or when frozen moisture is present in substrate. Application should be completed at least twelve hours before onset of precipitation. Professional® Water Sealant may be applied at any temperature. Optimum surface and air temperature ranges for application are between 40º and 90º F. When applied at temperatures below 40 degrees Fahrenheit, the product will cure at a slower rate.

6. APPLICATION INFORMATION

See Table for ESTIMATED COVERAGE.

Test Area: ALWAYS TEST surface in an inconspicuous area prior to application to determine coverage rates, compatibility, effectiveness, and aesthetics.

Color Enhancement: Once applied, PROFESSIONAL® Water Sealant dries to a clear flat finish and in some cases may enhance or darken the surface appearance.

Application:

1.      Apply material using a high-volume, low pressure, pump-up sprayer (between 40-50 psi), with a fan tip and solvent resistant fittings. Roller, or brush of natural bristle or foam may be used in areas where spray application is not appropriate. Do not use Airless spray equipment.

2.      Apply in a flood coat, from top to bottom, being sure to obtain a 4 to 6 inch rundown of product from the point where the spray makes contact with the surface. Work all the way down the building covering the rundown as you go. Avoid excessive overlapping.

a.       Some substrates may require back rolling after product is applied to smooth out any rundown lines.

b.      Brush any excess product that may accumulate on ledges and other areas that may hold excess material.

3.   On horizontal surfaces, Professional® Water Sealant may be applied by brush, roller or low-pressure spray equipment. The sealant must not be allowed to puddle or pond. Over-application may result in product curing on the surface. Excess sealant must be wiped up immediately. Super Strength is not recommended on horizontal surfaces.

Curing time of Professional® Water Sealant varies widely depending upon temperature and humidity. Typically, Professional® Water Sealant will cure for traffic within 24 hours.

Precautions: Use only as supplied by the distributor without addition of any solvents, catalysts, or curing agents. Do not thin or dilute. Clean application equipment immediately after each use with mineral spirits or paint thinner.
